Who is BnB Services for?

BnB Services is aimed at property owners and investors who wish to delegate all the logistics of short-term or seasonal rentals while optimizing their income.

Why not rent and manage my property myself?

Many owners manage their property themselves… the first year! They quickly discover that it is a job for specialists, which requires a lot of know-how, a network of trusted service providers and a lot of availability. If you live in “very near proximity” to your rental property (same house or same building) and you have the “time” to devote (ah the pleasure of washing linen…), why not.
In all other cases, you will appreciate the services of BnB Services and your net income free of any worries!

How to work with BnB Services ?

First contact us via the form for owners.
Feel free to provide additional information about your property: parking lot(s) (outdoor, indoor, box), swimming pool, train station (CEVA / Leman Express!), exterior(s) (terrace, loggia, summer kitchen, barbecue, etc.).
It is also important to know if your property has a particular view (Mont-Blanc, Lake Geneva, etc.)
We will then study the potential of your property and analyze the market in your region to estimate what income you can expect from your property.
Then we will contact you quickly to organize a meeting on site to validate all these elements with you.
We will then offer you the drafting of a short-term rental ad with a minimum price per night and a maximum price. We will also present to you the different formulas and options of the concierge services that we offer.
If it suits you, we will sign a contract for concierge services together.

Which account should I use for rent ads?

Our technical platform knows how to use your own account on more than 50 rental websites, such as AirBnb, Vrbo, Abritel, Booking, etc…
We also have our own account on most of these platforms. We can eventually mix accounts: for example, your account on AirBnb and our account on Abritel.
So you decide.

When do I receive my payments?

You receive payment for your rentals on the 10th of the following month, by bank transfer.
For example, if you rent your accommodation in June, the payment for June rentals will be made on July 10.

How much does BnB Services cost?

We invite you to go to the Pricing section of our website.
Our first package offer starts at 9% of the rent paid by travellers.
The cleaning costs are also paid by the travelers and are transferred.
When we accept a new accommodation, we carry out several missions in order to prepare your accommodation in the best possible way. A first visit to the accommodation allows us to give you our expert advice (layout and profitability of your property), professional pictures, creation of your ad on the various platforms. In parallel, we take administrative costs of 90 to 250 euros (except Premium package).

Use of the Apartment, House or Chalet

Can I access or use my accommodation for my private needs?

We provide all our customers with a web interface that allows them to track all reservations. If you need to visit your accommodation or want to block it for yourself, family or friends, just go to the booking calendar and block the related dates. On your return, the cleaning will be done, the furniture and equipment in order, ready for a new rental.

How can you guarantee that my accommodation is rented out safely?

For all reservations made thru Airbnb, we ask travelers to verify their identity with an identity card and photo. Our experience allows us to refuse certain requests if we consider them to be suspicious.
In any case, we have written internal rules for each accommodation in order to remind travelers of the rules to respect during their stay (no parties, no cigarettes, no animals, if you prohibit them, etc…). It is also possible (optional) to verify the identity of the traveler and/or if there is a history of problems or fraud.
We can install a device (optional) to analyze the decibels in real time in the accommodation. This equipment, very widespread in the world of short-term rentals, respects privacy and the GDPR, and allows you to receive an alert in certain cases of fraudulent use of the accommodation.

Furniture and Equipment

What furniture and equipment do I need to start renting?

We ask each owner to become a virtual traveler to find out what they would like to find in the accommodation. You are the one who knows your home the best, although of course we advise you, in particular to comply with the minimums required by certain platforms like AirBnB.
We therefore ask that all the accommodation we manage be equipped with free Wifi/Internet access, basic kitchen equipment (coffee machine, microwave, complete crockery), bedroom linen (2 pillows, a duvet and a mattress pad for each bed). We can provide these products if necessary in purchase mode or in financial lease mode.
Finally, we take care of supplying the accommodation with essential products (coffee capsules, toiletries and hygiene products, etc.).

Are my traveler and my property (furniture and equipment) covered by insurance?

In the case of AirBnB, you are insured by AirCover, a liability insurance for hosts up to $1M in the rare event that a guest is injured or has their personal effects damaged or stolen during their stay in your accommodation. People who help you host guests, such as co-hosts or cleaning staff, are also covered. So you can host travelers with confidence on Airbnb.
AirCover also offers a Homeowners Damage Waiver that covers you up to $1M in the rare event that your home or property is damaged by a guest during an Airbnb stay.
Some other rental platforms offer equivalent guarantees.
In case of direct rental or via platforms that do not provide this kind of insurance, we can offer (optional) insurance.
